Across the Smoky Mountains cabin rental companies we currently track — covering Gatlinburg, Pigeon Forge, Sevierville, and Wears Valley — eleven publish a specific pet fee. Those fees range from $50 to $125, with a median of $75. Same mountains, same market, and the highest published fee is two and a half times the lowest — before the fee structure multiplies the difference further.

Per-pet vs. per-stay: the distinction that changes everything

Of the companies with published fees, eight charge per pet and three charge per stay — and none of the companies we've verified so far charges per night, which is good news compared to some vacation markets.

Why it matters: bring two dogs, and a "$75 fee" means $75 at a per-stay company but $150 at a per-pet company. The real-world spread from our data: a two-dog trip runs $50 at the cheapest per-stay company we track, up to $150 at the highest per-pet company with a published two-pet maximum. Deposits are rarer than you'd think — but read the fine print

Almost none of the companies we track charge a separate refundable pet deposit; the standard model here is a flat, non-refundable pet fee. One company in our dataset currently pairs its $60 pet fee with a $60 deposit. "Non-refundable" is worth internalizing: this is a cleaning-and-access charge, not money you get back for good behavior.

The $500 that isn't a pet fee

Here's a trap we fell into ourselves while verifying: some policies mention large dollar amounts — we've seen $250 and $500 — that are penalties, not fees. They're what you're charged for bringing an unapproved pet, or leaving a pet unattended in the cabin, or sneaking an animal into a non-pet cabin. When you're skimming a policy page (or when software is reading it), a penalty amount can masquerade as the pet fee. If a number looks wildly out of range, it's probably the fine for breaking the rules, not the price of following them.

Some fees exist but aren't published

At least one company we track states clearly that a per-pet fee applies — but nowhere publishes the amount. Others publish no pet policy details at all. In our ledger those fields show as "Not stated" rather than a guess, and we're confirming them with the companies directly by email. Practically: if a company's fee isn't published, budget for the market median ($75) and ask before you book — never assume unpublished means free.

What the pet fee doesn't cover

Every policy we've verified treats the pet fee as an access charge, not an insurance policy. Damage — chewed furniture, stained carpet, torn screens — is billed separately, and several companies say so explicitly. The fee gets your dog through the door; what happens after is on you.

The fee is only one line of the policy

The same companies diverge just as sharply on everything else: pet limits (mostly two, one company allows just one), weight limits (from 25 lbs up to 75 lbs, with some setting none at all), breed restrictions (most publish none; at least one maintains a specific restricted-breed list), and whether cats are welcome — the question almost nobody answers in writing, and the one we ask every company explicitly. A cheap fee with a 25-lb weight limit is worthless to a Labrador owner.
